My nearly complete Harn collection. Best setting ever. (Now if I could just find Son of Cities...)
My Necromancer version Wilderlands box set. Love this setting as well.
My Star Frontiers and Knight Hawks box sets. My first sf games were here.
My Otus-cover Basic/Expert books, and the Companion rules box set. I spent my first 4 years of DnD using these, and using the little info on the Known World that was included in Isle of Dread.

My 1st Ed DMG. When I was young I spent 6 months in and out of the hospital. Since I was bedridden and on meds most of the time my Mom bought several books to read to me to help me sleep. Even though she never played and had no idea what any of the stuff meant, she read it to me. Except for the tables of course. Yep I'm a mama's boy.
Hmm...that's a toughie!!
I have my original Holmes Boxed Set - even the original dice with the d20 that rolls forever!!
My many signed things by Gary.
My original set of AD&D books that are all beat to snot!
My artwork done by Jim Holloway.
But, the best ones are all the gaming memories I have of when I was a teenager and the all-nighters we used to pull hopped up on Mountain Dew and Doritos!!
And last, but not least, all the Thursday night's I had gaming with Gary and the rest of the guys! Luckily, one of the fellas in our group, Jeff, recorded some of the game sessions on mp3 - some great to stuff to remember the Big Guy with!

I've got a rather expansive D&D collection (50-odd magazine boxes packed full), but I think my most treasured items are my first PHB, DMG, and MM. I've had these for 25+ years now and I treasure them far more than any of the rarities I've gotten since then. Nostalgia, memories - I can't put a price tag on that.

You said it best! I don't have anything rare or signed, but the memories are beyond priceless.
One tangible thing I treasure and still save is a note I found one night, cleaning up that by friends had passed around during the game that reads, "Bill is DMing very well tonight."
"Yes," someone replied.
That is great. It made all the planning and everything totally worth it to know for sure everyone was having as much fun as I was.
